The new facility will combine high-capacity power infrastructure with advanced cooling systems to support growing demand for AI and cloud computing.
Colt Data Centre Services (Colt DCS) and Indian real estate company RMZ have begun construction of Mumbai 3, a new 64 MW data centre at their Navi Mumbai campus. Announced on 15 October 2026, the project will expand the campus's capacity to accommodate high-density computing and large-scale digital infrastructure requirements.
The development follows the companies' $1.7 billion joint venture announced in 2024 to expand data centre infrastructure across India. The new facility has already secured its first hyperscale customer and is fully pre-let.
Advanced Cooling and Power Infrastructure
Mumbai 3 is designed to support demanding computing workloads through a hybrid cooling system that combines conventional air cooling with direct-to-chip liquid cooling.
The facility will also benefit from an on-campus 220 kV gas-insulated substation, providing the electrical infrastructure needed for high-capacity operations.
According to the developers, the completed facility will operate using renewable energy and incorporate a closed-loop cooling system designed to minimise wastewater discharge.
Expanding India's Digital Infrastructure
Once Mumbai 3 is completed, the Navi Mumbai campus is expected to reach 86 MW of operational capacity, with the potential to expand to 148 MW in future development phases.
For the AEC industry, the project demonstrates the growing engineering demands of data centre construction, where electrical capacity, cooling performance and reliable building services are central to facility design.
With construction now underway, Mumbai 3 adds another major project to India's developing digital infrastructure sector.
